This property will not accommodate hen, stag or similar parties. A damage deposit of GBP 600 is required. The host charges this 14 days before arrival. This will be collected by bank transfer. You should be reimbursed within 14 days of check-out. Your deposit will be refunded in full via bank transfer, subject to an inspection of the property. 1. After booking, guests must give the host a list of all their passport photos and cell phone numbers. The check-in information will only be sent to you after this message. If the booking is for 3 adults then we need 3 telephone numbers and 3 passports. 2. Each bag drop-off costs £10 and is subject to availability. 3. Don't make too much noise after 10 p.m. and before 8 a.m. Many people consider noise levels above 75 decibels to be very loud. If the noise level gets to or above this level, the host will let the guest know and give them a warning. There If the noise doesn't go away after 10 minutes, the host can either kick the guests out or make them quiet down. 4. You can't eat or drink in your bedroom. Any signs of this will lead to more cleaning with germ-killing chemicals which in turn will lead to more fees applied to the reservation. 5. Cots are available, but you need to let us know four days before your check-in date. 6. You can't change the locks or tamper with the doorbell. 7. Please no pets. If pets are found on the land, they will have to go through expensive and strict desensitisation processes. This is done so that the next guests won't have to worry about having an allergic response. Extra fees will apply. 9. If guests don't leave the key in the lockbox by the agreed upon check-out time and can't return it within 30 minutes, it will be assumed that the key is stolen/lost. Fees will apply. 10. Guests who haven't registered can't stay at the house without the host's permission (please send a message before your arrival). The flat can only hold two people at a time if you booked for two. Anyone breaking into the property without permission will be fined £150 per guest right away. Guests who aren't supposed to be there will have to leave right away, and if they don't, a team member will get in touch and may even visit, which will cost money and is explained in these rules. 11. Please take your shoes off when you get inside. There will be extra sanitization cleaning if there are signs of shoes being worn. Fees will apply. 12. A late check-out fee of £70 will be charged to guests who don't leave by the due date. For every hour after check-out that a guest stays, there is an extra £150 charge. This is because our schedules are very tight, and we will have to pay extra to find cleaners who can come in at the last minute. It will cost £300 (£150 x 2) to stay longer than 2 hours. A claim may be made using your damage deposit. 13. If you need to check in early or late or drop off your bags, we might be able to make that happen. Send us a message with what you need, and we'll do our best to help. Prices for early check-in: Check in at noon for £150 1pm: £70 2 to 3 p.m: £50 4 p.m: free 14. There will be a fee to replace lost keys. If someone from our team has to come out to give you a new key, depending on where you are and our plans, an emergency call out fee will be applied. 15. You can't smoke or vape on the balconies, by the windows or inside the house in any other way. Outside the front door of the house, more than 6 m away from the door, is the only place where people can smoke. If there are any signs of this, it will cost an extra £800. This price is fair because of the noise in the neighbourhood, the homes nearby, and the need for detoxing and sanitization cleaning. Fees will apply. 16. You will be charged extra if you check in late. There is a £100 fee to check in between 7pm and 10pm. There is a £150 fee to check in after 10pm. 17. You can't bring in any illegal drugs. As well as weed, these are class A, B, and C drugs. There will be extra cleaning costs because the substance needs to be handled carefully and thrown away in the right way. Fees will apply. 18. Please clean your plates; if they are left dirty a claim may be made with your damage deposit. 19. Christmas and New Year's rules (December 21st to January 7th): —no people younger than 28 years old unless the host says it's okay Every guest must show their passport two days after the reservation is made, and a £1700 deposit is needed. No uninvited guests are allowed unless the host says so. —booking for at least two nights 20. Refurbishments are sometimes done to make a place better or to get rid of old, broken furniture. That's why some of the furniture in the shots might not look the same. Some guests ruin furniture, and as a host, I have to buy new furniture. The new things will be just as good as the old ones, if not better! You say you're okay with this by making the reservation. For last minute reservations, face to face check in can take place up to 2 hours after guests have sent the damage deposit, passport of all guests and all guests' telephone number. 21. You have to be at least 25 years old to check in, unless the host lets someone younger do it before the check-in date. Send us a message before booking and we can see if this will applies to your group or not. No guests under 25 years old are allowed to stay in the property unless it has been agreed with by us. 22. If guests let unidentified guests into the property during the day, they all have to leave by 9pm (sound curfew for the property). There are extra fees that the host can charge (£150 per person per night) if people stay in the house after 9pm. No more than 7 people can be at the property at one time. If more people are needed to be at the property, please let us know and we could maybe make an exception. 23. Any damages and claims that surpass the damage deposit amount, the guests will still be liable for it. 24. If there are any claims made on your reservation, an additional administration charge of £50 will be applied. This is because there are many people involved in handling a claim and it usually takes a lot of time. 25. In the event that guests are unable to pay the security deposit by bank transfer, alternative payment methods are available as follows: Credit Card PaymentPlease note that a processing fee of 5% will be added to the total deposit amount. Cash Payment: A fixed fee of £60 will be added to the total deposit amount as a member our team will need to be reallocated, payment by cash may be possible depending on availability 26. Please ensure that all security deposit payments are completed prior to your stay to avoid any inconveniences. 27. To accommodate children, guests must notify us at least one day prior to check-in so we can make necessary arrangements. Failure to do so may result in cancellation of the reservation.
